One thing that’s often missing in these discussions is the predictability of expenses. Income tax is fairly easy to estimate, but property tax and insurance can skyrocket overnight. I saw a similar explanation in JD Supra article—the main idea was that you need to build a financial “defense” against unexpected risks.
